How Property is assessed:
Property in Maine is assessed according to rules embedded in the State Constitution, Maine Statutes (mostly Title 36), and case law. It is taxed based on its condition and ownership as of April 1 every year. The Selectmen/Assessors are authorized for this work, and the Town contracts with a professional Assessor’s Agent (licensed by the State) to assist them in this task. Field inspection of construction projects generally happens in the Spring. Communication is best conducted via email.
Tax exemptions:
While taxation is the rule and exemption is the exception, there are some exemptions available for homestead owners, veterans, and blind folks, as well as charitable organizations and a few other minor categories. Applications may be found on the state website and must be submitted to the Assessors by April 1 to be credited for the current tax year:
Current Use:
Taxpayers may apply for reduced valuation status by filing a Tree Growth, Open Space, or Farmland application. There are considerable requirements/restrictions attending these categories, and severe penalties for withdrawing property from them. Applications may be found on the state website and must be submitted to the Assessors by April 1 to be credited for the current tax year:

WHAT IS IT?
By state law, property valuations should match market value. This process will adjust these valuations to get closer to market value.
WHY DO THIS?
There are several reasons. Some include:
-To restore some reimbursements from the State that can be lost because of our low valuations
-To increase accuracy of valuations
-To increase owners’ exemptions
-To lower the tax rate
WILL THIS INCREASE MY TAXES?
Not unless part of your property has been mis-assessed. Any other general increase in taxes will be a result of the annual budget process. The process will be 'revenue neutral', so that taxes will go up somewhat IF the town meeting votes to increase spending.”
WHAT IS THE PROCESS?
- In 2024 all taxable valuations will be increased to get them closer to market value; A field review of all properties will begin to ensure accuracy of the Town’s property data.
- In 2025, the field review will be completed; the real estate market will be studied to calibrate valuations to current conditions.
HOW ARE PEOPLE NOTIFIED?
-The issue has been discussed and voted on at Selectmen’s meeting
-A letter of explanation has been mailed to all property owners
-This information is posted on the Town’s website.
HOW IS IT PAID FOR?
The Town annually sets aside money in a fund for this purpose, avoiding any big one-time expenditure.
